TRISTAN SQUARE
CHAPELIZOD - DUBLIN CITY
Bennetts Main Contractor - JCA Project Architects
Development of 180 social and affordable 1,2 and 3 bed apartments across 3 blocks in Chapelizod, Dublin City.

A communal plaza, resident facilities and an underground basement level with car and bike parking were part of the development on this 1.12 acre site in the heart of Dublin.
The project commenced in October 2021, and was completed in May 2024.
Rainscreen System Supply & Technical Support
Eurospec provided a complete rainscreen package for the Trinity Square project, working in collaboration with Integrity Roofing and supporting Bennett’s as main contractor.
Acting as a key supply and technical partner, Eurospec was involved throughout the specification, coordination, and delivery stages, ensuring a fully integrated façade solution aligned with the project’s performance and design requirements.
System Components
The rainscreen package included a fully coordinated build-up of:

Helping Hand passive bracket and rail system (Eurospec)

Swisspearl cladding panels

Rockwool insulation system

Proctor Wraptite external air barrier

Fixings and ancillary components
Each element was selected and integrated to ensure compatibility, performance, and ease of installation as a complete system.
Off-Site Fabrication
A key aspect of the project was the off-site fabrication of the Swisspearl cladding panels.
Panels were cut, prepared, and fabricated in a controlled environment before being delivered to site ready to install. This approach provided significant advantages:

Technical Approach & Key Advantages
The façade design incorporated a high-performance combination of Eurospec’s Helping Hand passive bracket system and Proctor Wraptite external air barrier, delivering strong thermal and airtightness performance.

Helping Hand Passive Bracket System
The Helping Hand passive bracket system was designed to significantly reduce thermal bridging through the façade by limiting heat transfer at fixing points.
This enabled:

Installation of Rockwool insulation in a single layer up to 250mm thickness

Achievement of stringent U-values without the need for multi-layer insulation build-ups
-
Reduced installation complexity and faster build times
-
Improved consistency in thermal performance across the façade
By facilitating a single-layer insulation solution, the system reduced potential gaps and installation errors, resulting in a more efficient and reliable building envelope.
Proctor Wraptite External Air Barrier
The use of Proctor Wraptite as an external airtightness & watertight layer provided a robust and practical solution for controlling air leakage.
